ABOUT CAPRICORN PARK
How long has your business been located at Capricorn Park? If you haven’t been here since day dot, we thought you might be interested in some background information and little about how it all got started. We also share a brief anecdote from the Park’s first occupant.
Established in 1995, Capricorn Business & Technology Park (Pty) Ltd was the original developer of Erf 159374 as a private township with the purposes of establishing a technology and business park incorporating offices, light industrial, commercial and industrial developments. Its shareholders at the time were Nedbank Ltd, Grinaker LTA, Brimstone and PIC.
The Park, with its award-winning design guidelines that set new standards in environmentally-friendly working spaces, was developed as a secure investment with easy commuting access from main highways and dedicated taxi shuttle services to and from Muizenberg and Steenberg Stations.
As is still the case, Capricorn Park was established as a safe, managed environment with perimeter fencing, access control and 24-hour manned security. The Park is administered by Rabie Property Administrators (Pty) Ltd that specialises in retail, office and industrial property management including commercial sectional title administration. Day-to-day management falls to the Park’s trustees who oversee security, landscaping and the maintenance of common areas, they liaise with tenants and business owners. They also oversee environmental compliance, ensuring that occupants do not negatively impact the fragile environment and surrounds.
Another chief selling point for the Park in the early days was the Capricorn Conference Centre, situated in the heart of the Park. Housed in an architectural showpiece overlooking the lake and offering sweeping views of the majestic Muizenberg mountains and False Bay coast, the centre comfortably accommodates 120 delegates for seminars, training and corporate functions.
REFLECTIONS FROM THE PARK’S FIRST OCCUPANT
The first company to move into Capricorn Park was Mining Services, situated at 93 Capricorn Boulevard. Alie Enous, the company’s SHEC/QA/maintenance coordinator, remembers what the Park was like in 1988…
We were the first to move into what was then just bush and dunes in Vrygrond. At the time, our company was called Sasol Mining Initiators – a joint venture between Sasol and Plessey. We moved into our incomplete building in August 1998, and had production up and running by the end of that month. Our high-tech plant was processing silicon wafers, and manufacturing initiators and blast boxes for the mining industry. We had about 30 staff at that time. Our electronics manufacturing plant and R&D facility was officially opened on December 1, 1998, by Alec Erwin, the Minister of Trade & Industry.
There were no roads leading to the building when we moved in – we used an old gravel road behind the graveyard to access our building. When it rained, the digger-loaders had to tow us up to the building through the mud. It wasn’t until 1999 that the infrastructure was constructed around our building. The construction yard was where Pick n Pay is now located.
A few years after our arrival, GB Lamp was built next door to us, where the church is today. The Capricorn Park Conference Centre was built after the lake was made, and for about the first five years there were only five buildings in the Park.
